Barranca Cleaning and Maintenance
Barrancas and water streams on and within your property are owner’s responsibility, regular maintenance is necessary to guarantee a proper flow of water through the system.
Regular cleaning and keeping the barrancas on your property maintained requires no permit or involvement of any state or local agency.
In rare cases if you change the water flow, add channels or redirect the flow, destroy wildlife habit and cut down protected or endangered species vegetation and animal habitats you may contact one of the following agencies and request a permit:

Architectural Improvements??
Any plans for architectural improvements within the community must be approved by the board of Directors before work commences. Please see the Residential Development Standards document for more information along with the fine schedule.
Also, a note: PVC fence material is available to owners that need to perform fence repairs – the material is available at cost – contact management Real Support.

CC&Rs
The Declaration of Covenants, Conditions and Restrictions also known as the CC&Rs and Bylaws are the legal governing documents of your Homeowners Association. We have provided your escrow company with a bound copy of these documents as well as Articles of Incorporation and Rules and Regulations. Be certain that you have received this package from the escrow company. Read and understand them. They tell you what you own as the home or lot owner, and outline your responsibilities to the Association and its responsibilities to you. From the moment you take ownership of your property, you are responsible for its contents. Ask a qualified Realtor or your attorney for an interpretation if you do not understand certain sections. If you have never lived in a Homeowners’ Association Community, you will find it a little different from your previous way of living.

Rules & Regulations
Living together in a Community like the Solano Verde Ranch HOA requires minimal agreement on the limits of individual behavior. Rules and Regulations are put in place to ensure that all homeowners, tenants, and guests can enjoy the maximum benefits of your association. The Rules and Regulations are part of your document package which you received from your escrow company. Read the summary. When an infraction of these rules occurs, the basic procedures outlined in the CC&Rs are as follows: the homeowner will be notified of the problem by a warning notice. On the receipt of a second complaint of the same violation, the homeowner will be issued a second notice with a proposed fine. The homeowner will then be invited to a special Board of Directors meeting to discuss the violation. In severe cases, the matter will be handled through the Association’s legal counsel. The Rules are few and fair, and we encourage you to become familiar with them.
